This contractor was hired to complete roughly $50,000 of work through a HUD renovation loan. The work was projected to take 6 months, but took a year and a half for him to reluctantly complete. He told us that he guarantees all of his work. We noticed some painting that needed touching up (knots were bleeding through), and he agreed to come take care of it. He never showed, though. Also, on multiple occasions we have told him about issues with a subfloor that his carpenters repaired. The subfloor isn't properly supported and is sagging. This has caused cracking in the grout of the tiled floot above it. He told us that it was our fault for doing some demo work near that part of the house, but I've been in the crawlspace under the house and can see that the subfloor wasn't supported correctly. One of his employees was so disrespectful and frustrating, that we had to stop allowing him into the house. Also, our window glazing started to turn black only in the areas where they had repaired broken panes. This is because they didn't seal/paint it in order to prevent mold growth. We are very lucky that HUD would only pay him the 2nd half of the money upon completion of the work or else it probably wouldn't have been completed at all. Typically, only one or two workers would show up to the house every few weeks. We had to file extensions with HUD and make excuses for his inability to get the work done. Now that he's been paid and refuses to fulfill his obligations, we have been correcting his mistakes and doing repair work that he should have done. This is, of course, costing us additional time and money.
